When To Get a 100% Buy To Let Mortgage?
If you think you’ve lost out on the buy to let mortgage frenzy which swept through the market like a typhoon over the last few years then think again. You can still find a few brokers offering 100% buy to let mortgage deals on the high Street but admittedly they are becoming more scarce these days.
With the housing market taking a serious tumble over the last 18 months and with things still plumetting quite dramatically, now is a desirable time to plan for the next investment. Timing your purchase properly could lead to making substantial gains in the medium term.
There has been this kind of no holds barred scenario for near on 10 years, at least in the UK. The housing market has seen phenomenal growth which has lulled thousands of people into a false sense of security.
Those who came to the party a bit late and negotiated their 100% buy to let mortgage are now feeling the pinch accutely. In fact many people are experiencing the horrendous negative equity situation where their outstanding mortgage has a greater value than the value of their home and rental earnings do not cover the mortgage repayments.
For these people the bubble has well and truly popped! No wonder we are seeing increasing numbers of repossessions. But this was inevitable. This unprecedented growth could not carry on indefinitely and a correction has been likely for some time. Maybe it is one of the reasons we are seeing increasing numbers of people looking for work doing data entry at home via the web. But that’s another story!
It’s great news for those of us who are biding our time ready to snap up some great deals which will certainly come onto the market. In fact for first-time buyers the times ahead are looking quite rosy and we will inevitably see more brokers providing 100% first time mortgages when the market is ready.
So be patient, watch the market like a hawk and make your investment when the time is right. Do it correctly and you’ll be sitting pretty for many moons hence.
They laughed when he said he’d score high on the SAT Essay, but when his scores came in…
On the first day of class, my new student Aaron with blond hair tucked under his red baseball cap and a scowl on his face turned in his 2 paragraph sat essay for me to score. It only took me about 60 seconds to read it and score it a 2 out of 12–poor indeed. A month later grinning from ear to ear he turned in another essay filled out front and back–this time it took me the whole 3 minutes to score. It was a perfect 12!
How did he do this? Well, it wasn’t as hard as it sounds. First, I showed him how to understand the sat essay prompts properly using my prompt disection strategy. Once he had it his essays were finally on topic and written to one consistent point of view.
Second, I showed him my reverse writing strategy to create the examples needed for the body of his essay. And finally he learned how to write powerful paragraphs using my 4-point paragraph system. His writing improved daily and easily and in just four weeks his writing abilities were hard to believe if you’d seen that first essay. He went on to score an 11 on his SAT essay and get a 2200 overall–not bad for someone who started out at the bottom of his class.
What could you do if you just knew the right techniques to prepare for the SAT Essay? Imagine what it will be like when after scoring well, you get an acceptance letter from your first choice school. What to look for in a wooden porch swing.
Before buying a wooden porch swing, it’s important to make sure that the swing you are buying meets a number of important criteria. Here is a list of what you should look for in a swing, along with some reasons why it’s important.
Hand Made - A hand made swing is certainly a must when buying a porch swing. This is because each piece is individually crafted, ensuring better cuts and a smoother finish.
Cypress - Cypress has been called the “eternal wood” because of its ability to stand up to the elements. A cypress swing is as durable as teak, while being as little as one-tenth the price! Don’t buy a swing made from exotic woods only to watch it rot on your porch.
Size - Be sure that the porch swing you choose is the correct size to fit on your porch, and to fit the number of people you expect to be swinging on it.
Accessories - Would you like your swing to have a cup holder? An interesting question, perhaps, but certainly something to think about. What will you want with you while on your porch swing? Keep that in mind when looking at what’s available.
The Porch Swings I Love Most
Of course, I have a very strong preference in porch swings. There is one particular artisan who builds beautiful, durable porch swings from Cypress. His name is Ted Leger (pronounced Lay-shay), and he’s based in Louisiana (where a lot of cypress trees grow). All of his swings are hand made, and he can ship anywhere in the USA.
I strongly recommend you view the variety of porch swings he has available.
